Project Description

Continuing the shift North into Charleston’s Upper Peninsula district, Morrison Yard is located on a 6.1 acre tract near the base of the Arthur Ravenel Jr. Bridge at 838 Morrison Drive. Formerly occupied by the SC State Ports Authority, the new development includes a 2-story parking deck podium structure with two buildings above: one 9-story high rise building and one 5-story mid-rise building with a mix of amenities and commercial space on the ground level. At least 10% of the apartment units are designated as workforce housing.

Of the total site acreage located near the Cooper River waterfront, 1.7 acres are considered to be critical areas, thus requiring thorough coordination amongst the regulatory agencies, developer, and entire project team in order to minimize impacts on the marsh and tidal wetlands.   

Scope of Services

Erosion control and tree protection; earthwork and grading; storm drainage with water quality units; facility water and sanitary sewer installation in Johnson Street; grease trap installations; retaining walls, curbing, paving, and sidewalks.
